As to requiring/allowing a key to unlock a door, set memory cell 1 of a door script to the number of the special item that you want to use as the key. You can find out this, and other useful information, by reading the comments in the header of door.txt. In general it's a useful thing to glance at the top of a script you use to find out if the author put in any useful information you should no or that will come in handy.
